Renting out a property, whether short, medium, or long term, brings its share of unforeseen events and maintenance needs. Effective management of maintenance, repairs, and renovations is crucial to ensure tenant comfort, preserve the value of your property, and optimize its profitability. 

Bénoline supports you at every step, as your representative and facilitator, to ensure the smooth running of interventions, from simple emergency repairs to complete renovation.

A Structured Approach for Effective Management

Our approach is divided into three levels of intervention:

  • Small requests, managed by our first-level support team.
  • Repairs requiring the intervention of specialists.
  • Renovation projects to improve and modernize your property.

Identification of Corrective Actions

Thanks to our on-the-ground analysis, tenant feedback, and the maintenance team's input, we continuously identify the necessary corrective actions. This proactive approach allows us to anticipate needs, prioritize actions, and present you with clear and well-reasoned recommendations, which we then discuss with you.

Small Requests (1st Level Support)

Our first-level support team is available to quickly manage small requests, ensuring a worry-free stay for your tenants.

  • Examples of interventions: Replacement and/or installation of equipment, various purchases, help using an appliance such as air conditioning, etc.

The coordination of these small requests is included at no additional cost in the 4 Bénoline property management packages: short term in Lanaudière with Platinum 360 LND Management, short term in Montreal with Platinum 360 MTL Management, medium term in Montreal with 31 Management, and long term in Montreal with 12 Management.

When the intervention of a specialist (plumber, electrician, appliance repairer, etc.) is necessary, Bénoline leverages its network of qualified professionals to identify and coordinate interventions. We act as your representative with these professionals.

Even in your absence and in emergency situations with tenants, we ensure that the intervention is rapid: up to half a day following the needs, 7 days a week and 365 days a year.

Our Process

  • Diagnosis: We assess the problem and confirm the need for specialized intervention.
  • Selection and Connection: We identify and connect the appropriate specialist from our network of trusted partners.
    • The selection is made according to 3 factors: availability, quality, and price.
  • Coordination and Follow-Up: We coordinate the intervention according to the rental schedule, communicate with the specialist, ensure follow-up of the work, and keep you informed of the progress.
  • Verification (non-contractual): We perform a visual verification of the quality of the work performed. It is important to note that this verification does not constitute acceptance of the work in the legal sense and cannot replace professional expertise. The guarantee of the work is provided by the professional who performs it.

Renovations and Improvements

Beyond repairs, Bénoline supports you in managing your renovation and improvement projects, by connecting you with competent professionals and ensuring project coordination. These projects can be initiated following our immersive analyses and our recommendations in terms of preventive maintenance and real estate valuation.

Bénoline supports you in managing your project:

  • Definition of the Project and Needs: We help you clearly define your needs and the objectives of the project.
  • Connection with Professionals: We connect you with general contractors, architects, interior designers, carpenter-joiners, or other qualified professionals from our network, depending on the nature of the project.
  • Management of Quotes and Contracts: We assist you in requesting and comparing quotes, and can advise you on contractual aspects.
  • Site Monitoring: We ensure regular monitoring of the site and keep you informed of the progress of the work.

Important: Bénoline does not act as a general contractor within the meaning of the Régie du bâtiment du Québec (RBQ) and does not carry out construction or renovation work. We act as your representative and facilitator, connecting you with qualified professionals and ensuring project follow-up. The guarantee of the work is provided by the professional or professionals who perform it.
